Contractors for Owners
Note: From time to time, you may need work done in your unit, from minor repair to major renovation. When you employ a contractor to work in your unit, you are responsible for their behavior and actions. HouseRules_rev5.5.23 docx apply to everyone on site, including your employees.
- You may be on property only while you are working on behalf of a Waikiki Banyan owner.
- You must be identifiable as a contractor while on site.
- Working hours (8am to 5pm Monday thru Saturdays) – the time during which you may use noisy equipment – are 9 am to 5 pm.
- Sign in with Security every day when you start work and sign out with Security when you are finished at the end of the day.
- You will be allowed to park one (1) vehicle at Waikiki Banyan free of charge during your work hours. You must obey all Waikiki Banyan rules for vehicle operation and parking while your vehicle is on site.

- A. The worker or contractor must sign in at the Security garage post with their name, company name, contact phone number, license plate number of their vehicle, and the unit number(s) that they will be working in that day.
- B. The discounted Temporary Worker parking rate applies to one vehicle per unit only. Additional vehicles for the same unit will be charged the current regular daily parking rate.
- C. Upon payment, a Temporary Worker parking pass, valid only for that current day for parking between the hours of 7:00am and 5:15pm only, will be issued. It must be displayed prominently on the vehicle dashboard with the information clearly readable from outside the vehicle. The parking pass may not be altered or duplicated in any way. Forgery, alteration, or duplication of any paid parking pass or permit by any means will result in penalties and/or fines and the revocation of parking privileges.
- D. The discounted Temporary Worker parking rate is available only for the period that the worker is physically present on Waikiki Banyan property and actively working at the Waikiki Banyan. In and out privileges are permitted.
- E. All vehicles parked using a discounted Temporary Worker parking pass must leave the garage no later than 5:15pm each day. Any vehicle displaying, or registered as using, a discounted Temporary Worker parking pass that is found in the garage after 5:15pm will be cited, the operator may be charged the regular $30 daily parking rate on exit, and at the discretion of the office or security, towed. Temporary daily workers utilizing the discounted parking rate who repeatedly overstay and/or who violate any Waikiki Banyan Bylaw or House Rule will have their parking privileges revoked and they will no longer be permitted to park in the garage.
- F. Vehicles displaying a Temporary Worker parking pass are not permitted to park on the lobby level and must park on the upper levels 2-5 unless qualified as oversized vehicles as noted in Sec. 5.6.
- Office staff of agents using a Temporary Worker parking pass must park in the basement level (down the ramp, on the lower level).5.16 TEMPORARY WORKER (formerly Contractor) PARKINGContractors, cleaners, agents and their staff, on-premises commercial office employees, realtors, and other temporary daily workers may park in the Waikiki Banyan garage between the hours of 7:00am and 5:15pm at the special Temporary Worker parking rate of $10 per day. These workers are eligible for the Temporary Worker parking rate only while they are actively working for a unit owner or agent in a unit(s) at the Waikiki Banyan.
- A contractor working on behalf of the AOAO will be allowed to park at the Waikiki Banyan during work hours. Contractors lawfully working for the other parties at Waikiki Banyan (i.e., for an individual owner, lessee, lawful resident, or agent on behalf of an owner) may park one vehicle per unit per day at the discounted Temporary Worker parking rate of $10 per day, subject to the rules and requirements in Section 5.16 and elsewhere in these House Rules.
Additional vehicles from the same contractor for the same job will be charged normal daily parking rates.
All contractors must obey all Waikiki Banyan rules for vehicle operation and parking while on site and may park only while actively working in a unit at the Waikiki Banyan and only between the hours of 7:00am and 5:15pm. Contractors must leave the premises by 5:15pm per Section 5.16 or they will be cited, charged the regular daily parking rate on exit, and will be subject to towing and/or possible revocation of parking privileges.
Contractor vehicles are not permitted to park on the lobby level of the garage (unless qualified as oversized vehicles as noted in Section 5.6 and authorized by the AOAO or Security Team) and must park on the upper levels 2-5 only.
- Do not use Waikiki Banyan facilities which are intended for the use of residents and guests, such as recreation deck facilities.
- Do not obstruct access ways to or through the building.
- Do not tamper with, damage or modify any part of Waikiki Banyan common elements: that is, any part of the building outside the unit in which you are working.
- Do not dispose of trash or rubbish generated in the course of your work in Waikiki Banyan trash rooms or trash chutes. You must take all construction debris off property for disposal.
- Do not do anything which would create or cause a hazard to yourself or to others.
- Do not do anything to cause a nuisance or generate complaints from residents.
- You may purchase food and drinks at the Banyan Breeze and the Mini-Mart on the ground floor.
- Please make sure to contact Hawaiian Tel Customer Service on (808) 643 3456 before renovations start to remove fiber to avoid possible expense through damage to replace.
